Open calculatorThe rental yield calculator estimates gross and net rental yield from property price, annual rent, annual operating expenses and an assumed vacancy rate. It also reports estimated net rental income and its monthly average.
Enter property price, annual scheduled rent, annual expenses and expected vacancy percentage. The calculator reduces rent by the vacancy rate, subtracts expenses and compares the resulting net income with the property price.
Property price must be greater than zero. Rent and expenses cannot be negative and vacancy must be between 0% and 100%. The expenses field is only the amount entered; the calculator does not automatically add financing, taxes, maintenance, insurance, management or other ownership costs.
For property price 800,000, annual rent 60,000, expenses 8,000 and vacancy 5%, effective rent is 57,000 and net income 49,000. Net yield is 6.13%, gross yield 7.5% and monthly net average 4,083.33.
This is a simplified property-yield estimate, not a valuation or investment recommendation. Include all project-specific costs and realistic vacancy assumptions when evaluating a property.
Gross yield uses scheduled annual rent only. Net yield first applies the vacancy assumption and subtracts the annual expenses entered.
Not automatically. Financing is separate from this property-level yield calculation unless you deliberately include a relevant cost in the expenses input.
No. It is the calculated annual net income divided by 12. Actual rent collection and expenses may vary through the year.
